You have a contract in place on property and now must conduct or have inspections performed on the property in a timely fashion. You and your realtor should arrange the different inspections you wish to be made. Should you be present during these inspections? By all means! If you have invested the time in researching the property for your suitability, intend to pay for this property for perhaps the next 30 years or perhaps for the rest of your life, you should be cognizant of all aspects of your proposed property. Condition, location, type, personal knowledge and other factors should dictate to you what inspections to order. It is highly recommended a buyer order a termite insepction or have a recent inspection on hand, and a separate property inspection.

         This is your opportunity to not only take a "test-drive' of your new home, but learn where each component of your new home is located, where and how to turn off the "mains" to the gas, water and electrical supply to the house in case of an emergency. Schedule inspections for the same day to utilize your time off. Wear VERY comfortable, casual clothing and plenty to eat and drink.      If you have concerns about any items - ask! Your inspector will give you a detailed list of any items on the property requiring repair. Your Realtor can help you use the inspection report to negotiate with the seller about what repairs the seller might make before you close escrow. Careful wording in your contract may strengthen your position on who pays for specific repairs.
